ARRANGE A VIEWING
Before we can arrange a viewing for you, we must fully understand your position. Generally, our sellers prefer buyers who are chain-free or able to progress quickly towards completion. We will also need to understand your position financially – you are required to have the funds in place or already have a mortgage approved in principle.
We will communicate your offer to the seller with any relevant supporting information about your financial position and your ability to progress quickly. If your offer is accepted, we will then produce sales letters for the solicitor and agree the required timescales for completion with you and your solicitor.
Conveyancing & Completion
Our in-house team will deal with you, your solicitor and mortgage advisor (if applicable) to ensure that progress is made towards a quick completion.
OUR PROCESS IN MORE DETAIL
EPC/Home Report/Photos and Floor Plans
As soon as we agree a sale price with you, we will arrange for a member of our fully-trained Property Team to visit your property. We will take professional photographs, can produce floor plans and arrange an EPC, or Home Report if required.
We will arrange for a For Sale board to be put up at your property. We will then use our unique market-beating marketing methods to advertise your property to our database of pre-qualified buyers.
Excel deal only with buyers who are in a position to buy and either have the cash funds or who are close to a completion on their current property.
We will always negotiate on your behalf and expertly manage the entire process. Our objective is to always achieve maximum value for our sellers with a buyer that can progress quickly and in most cases are chain-free.
Each case varies and timescales can be tailored to suit your needs. We can instruct expert solicitors on your behalf if required, who can work quickly. We will always manage this part of the process carefully as this is as equally important as the initial sale process. Lengthy delays can be experienced at this stage if things are not managed correctly.Get in touch
